@jeremyct Up until about 50 years ago, this was the way. Federal loans allowed the masses to believe they were entitled to a college education but then massive inflation of tuition ended this. Once again college is for the wealthy.

@augustagarei Depends, current unit $7500 but in 5 years, same unit $12000, you save $5000 by getting better current price. How old is unit, over 10, 15, 20 years? If 10 or less leave alone but 20+, w inflation in ac and improvements in efficiency, replace if you can afford it

@julie_kelly2 Years ago I played regularly at a golf course in Long Beach. They had an old clubhouse and breakfast was $1.99. then they spent $2 million dollars built a new clubhouse and increased breakfast at $7. Same two eggs, two bacon, two pancakes. I was injured too, can I sue?

But all they do is stall the inevitable, tenants can't stop paying rent and keep living in the apartment forever, and drive up landlord costs. This is abusive. If tenants can no longer pay rent, they should be required to negotiate a settlement only, then tell tenant they can no longer assist if tenant refuses.

30 years ago, eviction was handed promptly in small claims w a nominal fee. Now jury trial for non-payment of rent??? It is 5 months from 3-day notice to actual trial, then 6 weeks after for sheriff to carry out eviction. In Florida, tenant has to put up bond for unpaid rent w court, not on Cali. Plus $12-15,000 in attorney fees. But Cali is morally superior!

@DavidPiotrowski But lawyers pushed this through because it is lawyers that profit. Ultimately, all small landlords will exit and when large corps or hedge funds own every building their in house attorneys will do something to change this. In the meantime, everything gets worse and worse.
