AED 24 billion of property changed hands in Dubai in September. About AED 800 million every single day. Behind that figure there are 10,636 sales, with a median price of AED 1.3 million. Put the two numbers together and you see the real shape of this market: thousands of ordinary transactions, and a small number of very large ones that move the total. Which of the two you are looking at changes every conclusion you draw.

Most off-plan agents believe the client is the key to closing a deal. It is a misconception. The foundation is the relationship with the right developers. With priority access and mutual trust, clients follow naturally. From my conversation with Armin Jalili, CEO of Unique Properties.

236 homes above AED 10 million were sold in Dubai in September. That is roughly eight a day. In one single week, four apartments in the same tower on Palm Jumeirah were registered above AED 60 million each. People still ask me whether there is real demand at the top of this market. The Land Department answers that question better than I can. The buyers at this level are not speculating. They are choosing where to keep part of their wealth, and they are choosing very few addresses. Knowing which ones is the whole job.
