My next project will be a teardown or heavy value add single family residence with 2 detached 1200 sq ft ADUs. New state law allows them to be sold separately if they are sold as condos. My permit time will go from 3 years to 3 months

I finally got my subdivision approved after 3 years. When you factor in the time value of money these projects are not great investments. For some reason the state is pushing for ADU development over small subdivisions.
