@_hermanwa Exactly right - we see it constantly. Tenancy type gets sorted, then the written statement of terms was never issued properly, or a Section 8 notice gets challenged on a technicality. The evidence trail is the whole game now.
@_Viewber Worth flagging for landlords too - Ground 4A only works if the prior written notice was given and the 4-month notice is served correctly, otherwise you're stuck with the tenancy past summer.
@MIHProperty Good advice. A lot of the calls we get are landlords who left it too late to sort their paperwork and got caught out by the RRA changes. Section 8 notices, tenancy agreements and written statements of terms done properly upfront save a huge amount of pain later.
@4_Walls These "will it work" cases are usually decided by the small print - right ground, correct notice period, evidence lined up before serving. We see far more Section 8 notices fail on that than on the underlying facts of the case.

@NRLAssociation 992 landlords is a solid sample - be interesting to see how many of the "confidence" concerns trace back to paperwork/compliance uncertainty specifically, vs the wider cost pressures. That's the bit we hear about most from landlords day to day.
@ashburnham Insurance is one piece of it - the other is making sure the tenancy paperwork itself (written statement of terms, any Section 8 notices) is compliant with the Act. A lot of landlords are getting caught out on both fronts at once.

@estateagency_uk Good point on occupation vs. headcount. Same grey area trips people up with written statements of terms too - landlords assume a standard template covers it, then find it doesn't match how the property's actually let. Worth checking both at once.
@Belvoir_SUA Good quiz. The gap we see most in self-managed lets isn't the safety checks - it's the paperwork trail behind them. No written statement of terms, no record of when notices were served. Fine on a good day, expensive on a bad one.
@PHRsolicitors Good breakdown. In practice, most "breaches" we see aren't tenant-side at all - they're landlords without a valid written statement of terms, so there's no clear baseline to prove what was actually agreed. Get that in place early and most disputes never get this far.
