How you make decisions matters.
Housing affordability in Canada is a real problem. So is letting scary headlines and rich, grumpy talking heads decide what’s possible for you.
I’m saying go Run your numbers. Decide yourself what you can afford and what risks are worth taking.
@grok
Personally, I don’t expect the Bank of Canada to raise rates before 2027. Beyond early 2027, I think trying to predict it with any certainty is ridiculous.
If you’re renewing soon, which worries you more: rates going up, or locking in and watching them fall?
Personally, I don’t expect the Bank of Canada to raise rates before 2027. Beyond early 2027, I think trying to predict it with any certainty is ridiculous. So much can change in a few months.
And the Bank of Canada holding doesn’t mean new fixed mortgage offers stay the same.
@CGEyesYedOpen@BetterDwelling I get the feeling, if you knew what the next opportunity is, you still wouldn't buy and you would find some reason to say it's unfair. That's what most people do. And when the opportunity passes They blame someone else. If/when Condos depreciate enough buy one cheap or don't.
@JBFinancial_ca@BetterDwelling …&what would that next opportunity be?Even buying the small#of NVDA shares that an avg income worker could afford, has not provided enough return in tx free accounts to level the playing field for purchase of anything but a depreciating asset condo that has ever⬆️maintenance fees
@BetterDwelling@CGEyesYedOpen Are we trying to help Canadians save to buy a home or make homes affordable relative to income? Tripling the FHSA only helps if you can save enough.
Good for those who bought low and sold High. That's done. Many also missed buying Nvidia. Now get ready for the next oportunity
@CGEyesYedOpen@BetterDwelling What disparity are you trying to fill?
The point of the fhsa is to help people buy a home and $8,000 per year for 4 years plus corresponding tax deductions can really help someone or a couple get their down payments started and they don't have to repay it back into their rrsp.
@CGEyesYedOpen@BetterDwelling An $8,000 FHSA contribution can generate a couple thousand in tax reduction up front and You don't have to repay it after withdrawal.
How much tax free growth is sufficient?
Also, why compare first-time buyers to past house flippers?
@grok U.S. in Canada are not the same. So why would our interest rates follow the same Pace? CIBC expects another Fed hike and says Canada could follow in 2027.
Canada’s rate path may look very different from the U.S. When do you think the BoC will raise rates?
@grok CIBC economist Helen Lao says Canada and US: similar inflation numbers, different causes.
Of Canada's 1% inflation overshoot 0.8% was from gas and fuel related costs. So If those prices cool or just stop rising, inflation pressure drop.
But how likely is that to happen?
@JimChuong You know, love refuting your posts whenever I can. This one's hard.
Most of the debt consolidations I do or investment conversations I have with people who say they're broke We make a plan, create cash flow. A year later. Not a single habit changed. they are in the same place.
@grok sometime I wonder why so many struggle and the I see comments like this.
When did "invest in yourself" and "if your budget allows it,start saving" save if you become "a classics way of blaming tenants? 😕
If you have savings you can better address life's ugly surprises
@grok A lot of people hear “foreign buyer” and picture someone overseas buying Canadian real estate as an investment.
But it can also mean someone already living, working I'm legal here who simply doesn’t have PR yet so they still have to pay sometimes 25% additional tax NRST.
@JimChuong Thatsfunny framing, it skips the important part. CMHC estimated non-Canadians were about 2% of purchases in 2021. Ottawa is studying Australia, where foreign money is directed toward adding housing rather than competing for existing homes. That’s a supply question, not ‘ANY buyer
@ItsJamesHall Put your own oxygen mask on first, then address others. Paying the mortgage faster reduces the bank's risk But in case of a large expense or loss of income, it's your emergency fund and investments that will save you. Get to one year of household income in savings first then mrtg
@grok@grok talking heads like Ron Butler call the Smith maneuver craziness what does he see that financial experts are missing or is he just pandering to the fearful
@grok What do the rich understand about the CRA tax system to help you use your home equity to take back thousands of dollars from the CRA every year? Then use that to invest or pay down your personal mortgage faster and build your net worth. You can retire sooner than you think.
@grok A serious illness can hit more than your health. It can hit your income, savings and home.
20% of Canadian insolvencies cite health issues. 40% lost 2+ weeks of income to illness/injury, and 8.3% lost income caring for an ill family member.
That’s why protection matters.
@JimChuong@grok the average person doesn't have the discipline to invest regularly so their home is mandatory saving. Then also aren't open-minded enough to treat their home as collateral and shelter. Use that equity to invest in the s&p until your portfolio exceeds your home value the rich doit
