Another adjustment we have had to make was making offers closer to the asking price due to the popularity in the market. Paying a few extra thousand isn’t the end of the world if you plan to hold 10+ years.

The UK property market is so hot at the moment, if we aren’t viewing and offering to buy on the same day then it’s almost not worth it

Been awfully quiet on here - project #7 is almost complete £85k purchase price £525 rent PCM 7.4% Gross yield Should pay us passive income for 20+ years 🤷🏻‍♂️

On our recent rental there was a lot of thought into whether to just rent it as is upon completion or to do the works to it. End of the day it’s your property so you need to do what you can to improve it and protect it, safe to say we ofted for the works. Job well done

Got keys to #7 - beautiful property that isn’t going to take much at all to get sorted. Allowed myself 5 working days to get it turned around. Had it advertised on the rental market 2 hours after getting keys. If I don’t pressure myself who will? Always bet on yourself.

The property market is crazy right now and it’s only going to get worse! Example A - Viewed a potential rental at 12:30pm yesterday, rang my business partner to get him a viewing, second viewing rejected. Property sold by 2pm ⏰ If you aren’t fast your last.

The sale we have on going is stalling and not looking good However the purchase mortgage has just been agreed and offered. Everything has ups and downs it’s just how we deal with it ⏰
