204 apartments. 4 hours. Before we finalize initial rents and launch pre-leasing efforts at any of our development projects, we walk every single unit. Why? Because the initial proforma rents were created based on the unit mix and our market knowledge, but not the actual physical space. Once a building is framed, dry-walled and has windows installed, we walk each unit, proforma and unit mix in hand. Our team, the leasing team and the property management team. We don’t know exactly what we’ll learn, but every time we do it we learn something. What units get better light? What units have better views? What units may have a restricted view of some sort? Does the western sun make a difference? What floor plans feel better than others? Do the 6th floor units deserve a rent premium over the 5th floor? (Hint, yes) What floor plans/building locations will be most sought after? Why? It’s a long afternoon, but always worth it. Development is not a spreadsheet only business. You have to get out and touch and feel your product. It’s the only way to make sure it’s on point.
