@BeardyBrandon Agree, close is easier. Run the fundamentals side by side (people moving in, hiring, rents keeping up) and your home market usually holds up fine. Out-of-state is just the devil you don't know.

@jayparsons @AzizSunderji Great downtowns, but opposite rent paths right now. 10-yr job growth Austin +4.1%/yr Nashville +3.0%/yr Rent growth this year Austin −2.3% Nashville +4.6% Austin built through its demand. Nashville didn't at least not yet.
