@TheJSantiago I’ve had luck in Ohio calling the payoff party personally until I get it, as aggressively as you follow up, or show up personally if you’re local. The seller usually will help as well. Title company isn’t usually very motivated to put a lot of effort into this.

@Jacob_Naviaux Most stable rent paying tenant you’ll ever have. Eventually you’ll have to deal with it, why trade a massive cleanout and rehab to get a regular tenant? The motivation for this tenant to stay put is strong.

You can try to control it with bid and change order approvals, but some things can only be learned by experience. I recommend you gotta put eyes on your rehab every couple weeks to prevent things from getting out of hand and if you don’t have that many projects going on the cost benefit just isn’t there. Not sure if you’re direct to seller or your acquisition model but at five or 10 grand of advertising per deal you’re probably watching this pretty close - you’re probably going to spend more on rehab than you are on advertising. What I meant on the budget is that if you motivate them to stay within or less than a certain budget but you’re just gonna get lower quality work by subs that don’t do a great job and when you wonder why it’s not selling after a month or two on the market, then you go walk it yourself you’ll figure out why. If you’ve got a really locked down scope and pre-selected materials and negotiated pricing with your floor, paint, and other vendors then it’s just a matter of execution and your PM should be able to agree with you on a certain number of days or weeks to execute the work if they get it done within the mutually agreed amount you bonus on that, depending on the size of the job and the salary hundreds or maybe low thousands.

Let’s say the city issues bonds to cover this cost. $7.1b at 4% interest is $284 million or $778k per day in interest cost. Divide that return on 28,000 daily rides it would cover the cost of $30 per ride. Most cybercab trips are a fraction of that.
