BREAKING: US Pending Homes Sales collapsed -7.3% in September, to their lowest level on record in data going back to 2001. The West saw the steepest decline of -9.2%, while sales in the South, the biggest home-selling region, fell -8.2%. The housing market is frozen.
The S&P 500 is up 161.6% since the start of 2020- A 15.21% annualized return. Gain from EPS: 119.2% Gains from Dividends: 24.5% Gains from Valuation Expansion: 18% This market is being driven by earnings growth.
The United States is probably worth around $300-500 trillion if you add up the entire asset side of the balance sheet. The debt is $40 trillion. It will probably be ok.

The 18.6-year real estate cycle is a historical pattern of roughly 14 years of rising land and property prices (split by a mid-cycle slowdown) followed by about 4 years of decline, averaging 18.6 years overall. It stems from land speculation and credit expansion, first mapped by Homer Hoyt and later by Fred Harrison and Phil Anderson. From the post-2008 trough around 2011-12, we are now at or near the projected peak in 2026. The downturn phase would then run into 2027-29, with the likely bottom around 2030, give or take a year or two. Intervals vary and external factors can shift the timing.
One of the biggest secrets in investing is this: Not all indexes are created equal. For example, there has historically been no small cap or value premium if you measure them using RUSSELL indexes (Since 1979 inception). A better designed index has captured several %/yr in greater asset classes premiums. Just because it’s an “index” doesn’t make it a good investment. Construction & ongoing management matter.
