More Iranian apartments with wonderful material craft and use of ceramics This one by architect Kourosh Abdi
Two red lines, each the same length. One represents a conventional commercial corridor that features strip malls and ample parking; the other is a historical downtown street (both in Portland, ME). The difference? One makes 4x as much in property taxes per foot of road.
Last time I posted a similar graphic I had 100s of people screaming at me that I wanted to confiscate their 12,000sq ft homes and force them to live in a 300sq ft apartment. Totally rational reaction lol
Glad to see cities waking up to the fact that renter bans (aka "owner occupancy requirements") make ADUs ~impossible to finance. Madison, WI & Greensboro, NC both repealed their ADU renter bans last week! captimes.com/news/governmen… wfdd.org/story/greensbo…

Our newest thing: replacing old parking lots with two ‘point access block’ or single stair apartment stacks. We are still providing so some parking but we’re able to convert 6 parking spaces into 18 studio and 1 bedroom units. Every apartment has two walls for windows/balconies.
It's incredible watching leadership in high-cost, low-supply cities continue opposing state housing reforms on the argument that local governments are best suited to solving the problem. You've been saying the same thing for 10+ years! Show me the evidence! We're done waiting.

Between co-writing "Escaping the Housing Trap" and its release date (today!) I took a new job with @Parking_Reform . So here's a quick 🧵 of parking-related quotes from the book. We're not getting out of the housing crisis without parking reform.
The lack of urgency on housing in Hawaii, outside of a few tireless advocates, is baffling to me. This should be almost all the state talks about, and radical policy change should be on the table. Instead, even modest ADU and environmental review reforms get scuttled.

I live in an ADU. If I wasn’t able to build it, there’s no way my wife and I — both full time professionals with reasonably well-paying jobs — could afford to live here. I’m hoping reason can prevail here.

Reforming ADU policy to permit backyard homes statewide is the single most impactful housing production policy that California has adopted in the past 10 years. Legalizing them would be a huge win for Hawaii homeowners and tenants. cc @stanleypchang @LukeEvslin

We're glad to see some great pro-housing leadership in Hawai'i from chairs @stanleypchang & @LukeEvslin along with some amazing support from grassroots activists like @WNNProHousing and @hiyimby. Let's keep up the good work and #BuildMoreHomes 🏘️

Word from advocates on the ground in Hawai’i is if the conference committees on the ADU bill don’t reach agreement ASAP, the bill is dead this year. Sending all positive vibes to chairs @stanleypchang & @LukeEvslin to stand strong against NIMBY pressure. hawaiipublicradio.org/local-news/202…
Personally I think we should just build enough homes for everyone instead of attempting to fairly distribute scarce homes exclusively to the most deserving residents, which frankly seems like more trouble than it’s worth.

The gap between the rhetoric and reform on housing crisis is so wild. We're in a crisis? So we're suspending arbitrary zoning rules? Doubling permitting/inspection capacity? Slashing fees? No? We're just doing another study and maybe tinkering on the margins with rules? Ah.
Just a reminder that "community engagement" is only required for projects that the planners in the 1950s who designed our current approval system wanted to sandbag - e.g., dense housing for "those people." It's designed to stall and prevent. It's not about "the community."

There are two dueling ADU bills in Hawai'i going to conference committee. A very weak version came out of the House. A strong bill from @stanleypchang with all the ADU best practices passed the Senate. Let's get Chang's bill over the finish line. hawaiipublicradio.org/local-news/202…

Less than 1,400 units of housing were permitted in the San Francisco metro area last quarter, the lowest amount since Q1 2012. Total disaster For context, metro Austin permitted 8,400 units and metro DC permitted 5,600 over the same time period. Even metro Omaha permitted 1,900.

Personally I think we should just build enough homes for everyone instead of attempting to fairly distribute scarce homes exclusively to the most deserving residents, which frankly seems like more trouble than it’s worth.
Sin #1: An arcane set of "preference" categories, which make applications cumbersome to fill out & review, and which result in units sitting vacant b/c they've been pre-allocated to a different preference group. /2
The gap between the rhetoric and reform on housing crisis is so wild. We're in a crisis? So we're suspending arbitrary zoning rules? Doubling permitting/inspection capacity? Slashing fees? No? We're just doing another study and maybe tinkering on the margins with rules? Ah.

Those advocating for “more community engagement” on housing & infrastructures projects usually sound indistinguishable from the CIA’s “Simple Sabotage Field Manual”

Congrats to the Colorado pro-housing coalition that just keeps racking up Ws in the State House this year!
The House has also now fully passed HB24-1304, which would eliminate minimum parking mandates mostly in Front Range cities. The bill now heads to the Senate, a couple days after the House sent the Senate two other land-use reform bills (ADUs and transit-oriented upzoning).
