CBIA (whose members mostly build detached SFHs and a small amount of condos in urban brownfields) stated that current construction defect law is working for their members and didn't want to rock the boat. For context, 3% of new MFH in California is owner-occupied.
Housing shortages are actually housing spillovers. Everyone needs a home. So when we don't build, demand doesn't evaporate—it floods into other neighborhoods, other cities, other metro areas or even whole regions. 🧵
The “Kosciusko Stub” is bad & illustrative of low-hanging fruit in DTLA. This exists to allow motorists to avoid a couple turns; it isolates a transit stop near DTLA’s Cultural Mecca & instead of a welcoming tourist/ped plaza w/ coffee carts, food trucks & seating we get… this.
There's a strange dichotomy in tweets like this, and the perspective more generally. In the world envisioned, rich people are highly mobile, but no one else moves at all. Rich people therefore can't move into middle- and lower-tier homes when other people move out of them.

Less than 1,400 units of housing were permitted in the San Francisco metro area last quarter, the lowest amount since Q1 2012. Total disaster For context, metro Austin permitted 8,400 units and metro DC permitted 5,600 over the same time period. Even metro Omaha permitted 1,900.
I was in Osaka only a few days, but saw a lot more bicyclists than in Tokyo. My intuition about this is that it's because Tokyo a) has a better transit network, and b) is denser, such that even bicycles take up too much space. Am I on the right track? And what are other reasons?

Yesterday in a committee of the Legislature, the California Coastal Commission defended its decision to block a new small apartment in this area because it is "a naturally affordable community." RT if you cannot afford this.
2) Parking Reform 🤝 Georgism Little-used or unused parking lots are often a vehicle for speculators to sit on urban land long-term. Property tax reform (split-rate or land value tax) can deter speculation and get this land back into productive uses, like housing.

They currently allow 4 stories by deleting Chapter 10 of the IBC and deferring to NFPA 101 instead, so that's what you'd want to look at historically (and then make sure that NFPA 101 was allowing 4 stories back then) firesafety.vermont.gov/buildingcode/c…
With large parts of the city zoned for single family zoning and remaining parking minimums, I think you could make the case that Philly's land-use regulations are more suburban that Burlington, VT. And sure you can argue with me, but pretty embarrassing that it's even debatable!

LA Metro rail ridership is only back to 70% of pre-covid, while bus ridership is back to 85%. I would hypothesize that the rail ridership was somewhat more 9-5 office worker oriented than the bus ridership, and there's still a lot of WFH happening in downtown LA.
Metro transit ridership keeps growing steadily - as of March 2024 total monthly riders increased for 16 straight months - comparing same month year-to-year. Bus ridership getting near pre-COVID levels. Rail ridership also growing/recovering.

Who is going to introduce legislation to allow the citizens of Chicago to vote on public funding requests over $1B? $500M? What petition do we need to sign to make this happen? It’s not the Bears proposal alone. We need better citizen led mechanisms for finances in our city.
Still deranged for CAR to oppose a vehicle to finance condo construction, which will result in some product they can help sale in the future.
Given that condo developments can do direct presales without a realtor I suspect this is less about consumer protection for CAR than limiting product that doesn't require a middle man realtor.
But it's embarrassing that legislators are preparing to drain billions in public money for down payment assistance (with non-existent targeting) that could go elsewhere when there are serious kinks in the system for supplying attainable infill condos that could be fixed for $0.
