Buying land does not always mean buying what is underneath it. Mines and minerals rights are often held separately from the surface in England and Wales, sometimes under their own title. Check the register, not just the field.
1,931 companies went insolvent in England and Wales in July 2026, the latest official count. Each one can leave land sitting on the books that needs tracing before it moves again. That is the gap I built Land44 to watch.

Auction guide prices for rural land are a starting point, not a forecast. Many lots sell well above guide once real interest shows. If auctions are your route in, price from your own numbers, not the guide, and be ready to walk away.
I used to check company filings from bed on Sunday mornings. Now I leave the phone downstairs and walk the dog along the local footpath instead. The filings will still be there Monday, and I notice more about the land when I am not staring at a screen.

Not every field has a title number. About eleven percent of land in England and Wales remains unregistered with HM Land Registry, often held by the same family or estate for decades. A blank search means more digging, not a dead end.

I keep an eye on more than 650 corporate held land parcels tied to dissolved companies. Once a company is struck off, any land left on the books can pass to the Crown as bona vacantia. Worth checking before you assume a title is simply sitting idle.
