Technically residential…but functionally a sports bar. Built for hosting gatherings and events. All this steel cabinetry and ceiling was pretty detailed. Turned out very cool!

Minus Morgul is a great example of how resilient structural masonry construction is! Initially built by the Númenóreans, Minas Ithial served as a beautiful fortress. Even after long years of neglect and abandonment, Sauron was able to repurpose it into a forward operating base!

It turns out that when you subject a small 3-story, 12 unit apartment building that fits on a single lot to the same requirements, length & cost of process, etc as a 240 unit, 6 story building spanning an entire block you only get the latter.

Well folks: we passed City Council unanimously last night for our 1-acre infill Townsend project with 20 for-sale townhomes and 8,700 SF of boutique commercial in downtown Edmond (Oklahoma City metro). Gearing up to break ground this spring. Boy this is going to be FUN!

One more to share. It’ll be our first arched stairway. I am beside myself—have been wanting to do one for a long time. They’re sleek and elegant and beautiful. Also: MVP cafe w/ the open window to serve courtyard and events. Only 100 SF. Quaint. Intimate. Charming!
