Zoning reforms allows the construction of more housing in more neighborhoods, which slows the growth of rent—saving tenants thousands of dollars every year. That's not a theory, it's a provable fact. Great new study from @pewtrusts: pewtrusts.org/en/research-an…
As the study notes, *market rate housing* lowers displacement pressures by slowing the growth of rent, which helps existing residents remain in their homes. The left-NIMBY myth that zoning reform is a mere tool of gentrifiers? That is demonstrably wrong. pewtrusts.org/en/research-an…
@mjs_DC @pewtrusts Sure, in the short run you can build housing faster than people move into an area. But in the long run, the places that have built the most housing (such as NYC and LA) also have the most expensive housing (due to growth that brings in well-paying jobs and prosperous people).
@mjs_DC @SonjaTrauss @pewtrusts It’s rapacious capitalism that needs reform.
@mjs_DC @pewtrusts Which is why Landlords deliberately restrict the supply of Land and build up land banks to keep rents high and workers precarious Land is a finite asset Monopolised by the very wealthy few
@mjs_DC @ClaraJeffery @pewtrusts Where do the tipping points happen? How much new housing needs to be created to put downward pressure on prices. Is there a ratio?
@mjs_DC @pewtrusts Then you end up like Houston. No zoning, but small communities incorporate in order to create the type of living environment they desire.

@mjs_DC @pewtrusts Of course. Zoning laws increase prices. However, these studies ignore the famous Lucas critique. The moment you remove the laws, 'private governments' will form replicating these laws. That's why over 66% of new builds are HOAs.
