“It's in a good area” isn't enough for me. I want to understand the actual location: demand, transport, amenities, employment, parking and the immediate surroundings. Sometimes you need to look beyond the postcode. What do you check first in a new location?

Markets change. Circumstances change. That's why I like property opportunities that give you more than one possible route.

Before buying, think beyond the purchase. Could you sell, refinance, rent it traditionally or change the strategy? You don't need to predict the future. But having options can make a property investment more resilient. Do you think about your exit before you buy? #ukproperty

Sometimes the hardest property decision is simply saying: “It's a lovely property, but the numbers don't work.”

A beautiful property can still be a bad investment. Before getting emotionally attached, look at the purchase price, income, costs, finance and potential return. If the numbers don't work, be prepared to walk away. Could you walk away from a property you loved? #UKproperties

I've seen enough property opportunities to know that the cheapest option isn't always the one that saves you the most money. Sometimes the extra £10k–£20k is what separates a headache from a genuinely good investment.

A cheap property isn't automatically a good investment. Look beyond the price. Location, condition, demand and potential all matter. Don't just look for a bargain. Look for a deal that works. Would you buy a property simply because it was cheap?

For me, the first question should always be: “What do I actually want this property to do for me?”

Not every property investment has the same purpose. Some investors want monthly cash flow. Others focus on long-term capital growth. Know what you want the property to achieve before you buy. Which matters more to you: cash flow or growth? #ukpropertyinvestors

Sometimes the cheapest property can become the most expensive mistake. I'd rather find the right deal than simply the cheapest one.

Behind every property are people—landlords, tenants, guests, cleaners, contractrs and sometimes neighbours. Managing those relationships properly is just as important as managing the building itself. Property has taught me that good communication and professionalism go a long way

Waiting for a tenant or guest to report every problem isn't really management. Regular checks, maintenance, communication and preparation can help identify issues before they become bigger problems. That's one principle I try to apply in my own property operations.

What happens if the cleaner can't make it? What happens if the boiler stops working? What happens if a guest has an urgent problem? Managing property has taught me that it's not enough to have a plan for when everything goes right. You need a plan for when it doesn't.

An inspection is an opportunity to spot small issues before they become expensive ones. Something as simple as a damaged item, a maintenance problem or a cleanliness issue can be identified early. Prevention is usually easier than recovery. #servicedaccommodation #ukpropertyowner

Good communication can make a huge difference. Clear instructions, quick responses and setting the right expectations before arrival can prevent many unnecessary problems later. From managing guests myself, I've learned that communication is part of the service—not an extra

In serviced accommodation, cleaning isn't simply about making a room look tidy. It's about consistency, presentation, checking for problems and making sure the next guest walks into a property that's ready for them. #servicedaccommodation

A guest may only see a clean property and an easy check-in. Behind that can be cleaning, maintenance, communication, supplies, bookings and plenty of small details. I've learned that in property, the small things often make a big difference. #servicedaccommodation

It's worth thinking about. Life happens. Holidays happen. Work gets busy. Family responsibilities happen. A property shouldn't completely depend on the owner being available every day. #ukpropertyinvestment
