Broadly, there’s only two kinds of real estate. A) Good real estate you’ll keep B) Decent real estate you’ll improve You buy A because you’ve got incredible conviction in the market and time on your side. You buy B because you’ve got incredible conviction that people will want the new and improved version of the thing, and you’ve identified one or two critical levers within your control that will drive that outcome. Anything else is just conversation.

Rule 1 of investing: If the deal starts to feel tight or like something is off — don’t do it. It’s different than the new deal nerves. It’s when you’re rushed or noticing everything has to go right (it won’t). Trust the numbers AND your gut.

The day I saw $100,000 in my checking account is the richest I’ve ever felt. I remember thinking “I can make no money for 3 years and still be okay” It had a huge difference on my daily life. Ignore what others say. Work as hard as you can to get there. Then you can breathe.
