@michielvan_b Ik ben het helemaal met je eens. Misschien beleggen en schenken op 18 jaar. Tot die tijd geen gerealiseerde winsten, bij niet verkopen. Ben benieuwd hoe dat werkt fiscaal. Als je dan 40000 euro schenkt waarvan de helft beleggingswinst is. Zal wel aftikken worden bij schenken.
@De_belegger Ik heb geld belegd voor mijn 3 onvolwassen kinderen telt ook lekker mee met mijn rendement in box3.
@TadekSolarz Scherpe column! Ik geloof ook niet in lagere huizenprijzen de eerste 20 jaar. Mocht de bevolking ooit krimpen dan zal er heel veel aanpassingspijn volgen.

@TadekSolarz Dat begrijp ik, maar ja dan had je dat van tevoren moeten bedenken. Maar ik denk dat je nog steeds voor 99% zeker kunt vaststellen of iemand liegt over de aftrek op basis van een slim algoritme (kadaster, basisregistratie). Op andere dossiers nemen we ook genoegen met 99%.
@Yme En iemand die een beetje kan rekenen ziet dat gemiddelde opbrengst (7-8 miljard) voor de schatkist gemiddeld veel hoger zal zijn. Uiteraard wel met veel grotere fluctuaties.

@BermonBibi @Yme @selmarsmit Tsja dat is geld wat ik in afgelopen jaren heb verdiend met hard werken en wat al is belast. Daarnaast de inspanning om dit rendement te halen ook niet gering, maar dat telt blijkbaar niet.
@selmarsmit @Yme Dat klopt maar dat betekent in essentie dat risico nemen en in actie komen net als met veel dingen in Nederland wordt bestraft. Hier ligt ook een kern van een probleem. Iedereen heeft mond vol dat we meer moeten beleggen, maar het beleid is dus duidelijk niet in lijn hiermee.
@selmarsmit @Yme Dit is pas een aanname. Hier een kleine belegger met portefeuille van 20k en 20% rendement afgelopen jaar. Huidige wetgeving vrijstelling, nieuwe wetgeving betalen. In dat geval 700 euro of zo. Vrij significante verhoging

@hminkema Voor de kosten kant van huizen is dit mogelijk relevant. Maar voor koopkracht en betaalbaarheid zou ik de gewone CPI gebruiken. Voor een compleet beeld van woningmarkt betaalbaarheid kijk je eigenlijk naar: Huizenprijsindex (HPI) Gewone CPI Inkomensontwikkeling

@hminkema Hi dat klopt.Alleen het punt wat ik wil maken dat ook als er wel bijgebouwd zou zijn, de huizenprijzen door inflatie en lagere rente ook substantieel gestegen zijn. Dus 4,8-voudiging van de prijs zou zeker 3-voudig zijn geweest. De door jou gehanteerde inflatie is te laag.
@hminkema Hi ik ontken het probleem niet, maar als je inflatie en rente gedreven (lage rente maakt een huis per maand goedkoper) betaalbaarheid mee zou nemen dan zou een huis van 100000 1995 nu bijna 400000 moeten kosten.
@JohanFretz Ik heb het gezien. Historisch wel wat verhelderend, maar ook wel een hoop missende zaken. Eenzijdige focus op asiel, geen woord over culturele afstand en integratie issues die er spelen. Ik vond het te eenzijdig.
