@shawngorham I’m in Central Texas and just got a 54% property insurance increase on my rentals. We seem to have a hail storm every month these days so it’s probably related to that.

@DangremondSam @re_exchangor I’ve wondered this too but I don’t think all loans need to be above the applicable federal rate. It’s the loans between related parties that are subject to IRS regulations requiring them to be at or above the AFR.

@mwmoedinger We choose to develop in this decade and do the other things, not because they are easy, but because they are hard, because that goal will serve to organize & measure the best of our energies and skills, because that challenge is one that we are willing to accept…& intend to win

@MRossG199 I like Perplexity - it’s simple, documents sources , and there is also a iPhone app.

@JulieChangRE This happens a lot. You don’t need stain, the sealer will darken it. I’d do a light spot sand and use some wipe on polyurethane. Cheap, easy and will get you very close.

@phil_mcalister Another good thread Phil. If rates drop before housing rebounds that’ll present a nice window of opportunity too.

@a_strider_again @moseskagan @BarryRoland19 @atnissly @LA_Value_Add @PaulinaJones @shawngorham If you happen to be renovating and upgrading from an electric range to gas that circuit can be rerouted and used as an EV charging port. Perfect time to add one for a little or no cost.

@atnissly @a_strider_again @moseskagan @BarryRoland19 @LA_Value_Add @PaulinaJones @shawngorham If you need to upgrade the main panel for more power it will likely cost in the thousands but if there’s adequate existing power you can add a single circuit/outlet in which case you’re talking hundreds. There is a shortage of these larger breakers due to increased demand.

@EdGold7 @mwmoedinger I'm not an architect either but it's my understanding that siders can be unreliable and pocket doors are hard to fix since the mechanism is in the wall. Pocket doors also cause problems with electric and plumbing by effectively blocking utilities in that section of wall.
