@REITsHitAndDie I think both are an imperfect metric. Take Prologis’ mark-to-market story for example. “Market rent spread to in-place” is 35% per November investor presentation. Is that 35% delta referring to the smoothed SS Gap NOI, or in-place rent with annual escalations?

@GrandTokamak @ltmleverage @dtmorgan18 @aryal1994 Also very interested in how Lennar’s land deals are going to be crossed. Land banking for one off deals is great for builders. If the whole portfolio was crossed, it’s as “non recourse” as unsecured bonds. if Lennar had to walk away from the contracts, it’d take down the company
