Why are environmental NGOs like @envirodefence pushing governments so hard to densify existing neighbourhoods & shift construction from detached houses to denser building types? A big part of it is summed up right here:

A free market could have never resulted in a map like this. Core neighbourhoods losing population is a systemic outcome of city planning failures, instituted by residents via city council to block opportunities for those left out. It must change!

The vast majority of Toronto neighbourhoods have fewer people living in them today than in 1971, despite a doubling in overall in population. Toronto needs to upzone these neighbourhoods to 6-8 storeys, in particular.

A free market could have never resulted in a map like this. Core neighbourhoods losing population is a systemic outcome of city planning failures, instituted by residents via city council to block opportunities for those left out. It must change!

It’s scary how much population loss correlates with low density zoning. By arbitrarily protecting the “sanctity” of low-rise places, Toronto is actively signing away its economic and environmental future.

City planning has been failing for decades upon decades, and Jane Jacobs' criticisms of the profession were fundamentally correct. The only "bottom-up" way to plan out a city is to let the market handle most of it.

50 years of population change in Toronto. I will not be accepting any arguments about insufficient infrastructure capacity from University-Rosedale, Toronto-Danforth, Davenport, Beaches-East York, or Parkdale-High Park.

I think about this map a lot. People taking the bus from often overcrowded apartments to warehouses so that many others could stay home when we didn't know what was safe. But, if they don't own property, not real community contributors I guess. x.com/cbailey6/statu…
