@altcap I'm already showing my 4 and 6 year old their Trump accounts and actually teaching them about the market and general economics! They love that they own some of Tesla, Apple, Google already!

My dad's first job in America was a Yellow Cab driver in NYC. He didn't complain once. When people ask why I'm grateful to be American, I think about that. We're not perfect, but America is the land of opportunity.

My parents fled the Soviet Union in 1979 with almost nothing but fear and hope. America gave them a shot, and I grew up with a life they built from scratch. Now I'm a dad in med device sales. I invest mostly boring, with a few big swings. I'll share what I've learned.

@Codie_Sanchez Sales was that skill for me. No special degree needed, and the same skill helps when negotiating with sellers, contractors and tenants.

@SahilBloom With two little kids, 5am is the only hour that's mine. It's when I work out and run rental numbers before the day starts.

@BowTiedBull Rentals are my middle path. I keep the W-2 for stability and health insurance with two kids, and slowly build something I own on the side.

@ramit Commission pay makes this harder because take-home swings month to month. I budget fixed costs off my base salary only, and every commission check gets split between investing and rentals.

@BiggerPockets Sales trained me for this. Cold calls feel the same whether you're calling a surgeon's office or an off-market seller. Most people quit before the 1st follow-up.

@BowTiedBull Truest thing about sales. Hit your number and nobody bothers you. I've used that freedom to manage rentals instead of politicking for a promotion.

@realEstateTrent As a rep, I'd take the cost of that trip as a bigger commission check every time, if it was an option. The trip doesn't help my numbers. The money does. But yeah, great point

I sell medical devices for a living. Commission, quota, the whole roller coaster. Two kids under 7. One rental in Colorado and one in NJ. Index funds do their thing. Here I'll share real numbers, mistakes, and what I'd do differently as a working parent building wealth slowly.
