@EmilyNEvans@SeanForFive Where to start…
OER inflation is not a static number - it’s the result of policy decisions. OER inflation would be lower if we made it cheaper and easier to build more homes
The SONN essay similar basic logical errors to fit in one tweet - eg assumes commute rate is static
@EmilyNEvans Agreed. Let’s not make the same mistakes here. Need to get serious about zoning and regulatory reform to keep housing, childcare, transportation, and healthcare costs low for families. Housing particularly important bc it drives labor costs that are a big input to all others.
@startleseasily I’m sure that when she lists houses in her real estate business, she lists them as the home price plus 30 years of mortgage interest and home maintenance costs
@EmilyNEvans@RRufusr Do you have a list of the building code requirements that should change? I’d like to see the council take action on that but I am not detailed enough to know what specifically to ask for.
@chipward@HortonRollin Do you have some specific policies we can implement at the local or state level to move the needle on this? (Not snark. If you do let’s work on passing them.)
@JRClemmons@AuntB I don’t understand what’s scandalous about this. the federal government will reimburse counties for all this work but the process takes a long time, so the state is fronting the money to get started and then gets paid back once the federal $s come in. What’s the issue?
@EmilyNEvans Could you have your cake and eat it too by keeping the consolidated functions but having more difference in taxes and services between USD and GSD? The efficiency of consolidated police, courts, etc seems valuable but agree that the core and the suburbs have different needs.
@HortonRollin@christooma How about Bike/Ped improvements on the 63rd/James Ave Bridge so you can get there on a bike from the Nations and Sylvan? It’s got plenty of right of way for a sidewalk and a bike lane. Just needs some protection and higher walls on the sides.
@HortonRollin@CameronMLLampe Centennial seems ripe for a full road diet. There is never enough traffic to justify the 4 lanes anyway and it could be an inviting bike/ped friendly space. Would love to help!
@startleseasily The report is unclear on this point because I can’t tell if it’s comparing actual spending through Feb vs the budget through Feb or for full year. Do you know if metro departments produce monthly budgets?
@startleseasily All seems sloppy and in violation of metro process, but there is no allegation that they were doing something substantively untoward. Again, I’m no expert
@startleseasily - it’s unclear in the report if the FY24 actual spending is compared against the year to date budget or the full year budget but from what’s in here it’s not obvious that the dept is over spending other than the actual grant amounts which were the commissions doing not the staff
@startleseasily Think your real quarrel is with a mayor who doesn’t want to raise property taxes ahead of the transit referendum. HR just trying to make the budget math work in a year with slow expected sales tax growth
@nkornutick How (if at all) does performance tie to raises and promotions? My sense is the wage structure is pretty rigid. Can people get promoted faster or make more if they do great work?
@al_xrated@mendesbob@JacobKupin4D19 I’d love to understand the cost of the affordable mix. How much ground rent could we get for a market rate mix vs this mix? Do we like that cost per unit trade? Could we build a lot more affordable housing somewhere else with the additional ground rent if we built a market mix?
@nkornutick Do you know if data is gross unit production or net? (I think gross). If so, the single-family unit counts over-state the actual amount of housing production b/c many must be replacing older homes. I bet net housing production per capita is still lower than in the early 80s
