@realEstateTrent Create an outdoor park with a playground for kids that connects to the residential neighborhood. Connect it to the building with some sidewalks. Will result in a big increase in foot traffic for your tenants.

@JulieChangRE Licensed GC here who has flipped some houses before. When factoring in the amount of time I spent, I didn’t make much money because I actually did things the right way. Pulled permits, used licensed trades, high end finishes, etc. Learned my lesson.

@antonia_mdprjct While AIA contracts don't specifically notate the word tariff, it does say that the owner is responsible for all applicable taxes. Seeing as the tariff is a kind of tax, this seems like it's going to open a can of worms with litigation if it's not clear on the front end.

@JohnJBlatchford @jasonc_nc Definitely check out Germantown. It’s a walkable historic district right next to downtown. Buildings from the 1800s. Grab a drink at Mother’s Ruin and have dinner at Rolf and Daughters. Lots of cool development in Wedgewood Houston also

@maxanderson Good thread. Why would real estate be a bad investment if inflation continues? Wouldn’t the nominal debasement of currency affect prices upwardly over the long term? Certainly if leverage is expensive that will slow things down
