When to refinance, the six-month rule, and what the new payment does to you: probuybox.com/blog/when-to-r… The Lines Everyone Skips, part 3
The 25% the bank leaves behind is your cushion if values dip. You can't spend it without selling.
$300,000 of equity on paper. $141,000 is what you can actually spend. Here's where the other $159,000 went.
Interesting ranking of buyer’s markets, but the strongest ones aren’t automatically the best for rental investors. If you look at these same Sun Belt metros by gross rental yield, the order flips: Miami ~6.7% Houston ~6.5% San Antonio ~6.2% Orlando ~6.0% Atlanta ~5.9% Dallas ~5.5% Las Vegas ~4.9% Nashville ~4.8% Austin ~4.6% Miami leads both the buyer’s market list and this yield ranking, but most of the other top buyer’s markets sit in the middle or lower half of national yields. Plenty of Midwest and Rust Belt metros (Detroit, Cleveland, Memphis, Pittsburgh, Indianapolis and others) still clear 8–15%+ gross. Even inside the Sun Belt, the markets with the biggest seller surplus aren’t the ones producing the strongest rent-to-price ratios. Buyer’s market leverage helps (more negotiating power and more price cuts), but it doesn’t fix mediocre starting yields, especially once you add Florida insurance, property taxes, HOA fees, and vacancy. For pure cash-flow investors, a lot of these “strongest buyer’s markets” look more like places where prices still need to fall further to make the math work than places that are already attractive on a rent-to-price basis.
Makes you wonder how much of this is just who got to lock in the cheap assets. The 2020 cliff for Gen Z is impossible to miss, but Gallup’s numbers show the slide was already happening before lockdowns. Depression rates, weaker close relationships, and less daily enjoyment have been trending the wrong way for years, and that basically inverted the old U-shaped happiness curve where young people used to rate life highest. Boomers mostly skipped the pandemic hit and have the financial cushion (home equity, lower money stress) that younger groups are still chasing.
@PeterSchiff Even if banks can hold to maturity, do you think the same applies to the insurance companies and pension funds that own a chunk of this, or are they more exposed if rates stay high and liabilities keep coming due?
@PeterSchiff A lot of that $8.3T is already sitting with investors instead of the original lenders, and banks get to carry it at par as long as they don’t sell. The real question is whether those holders ever feel pressure to mark it or sell anyway.
@KobeissiLetter It’s a buyer’s market in most cities on paper, yet national prices are still inching up and inventory isn’t flooding the market, so any cooling seems slow and local.
@free_ai_guides Just gonna bookmark this for later..
To me it’s the persistent agent, that carries context, and the ease of which they interact with each other. That + the ability to use their on virtual machines with my data. And the feeling of “safety” that small text box provides when entering tokens or secrets. Grok Bot has been a game changer for me as a solo founder.
Most BRRRR plans assume the refi lender hands you 75% of ARV. A DSCR lender starts with the rent instead. If the rent can’t carry the payment, the loan shrinks. In our example, that one ratio moved the max offer by $11,500. Run the lender’s math backward before you offer: probuybox.com/blog/dscr-brrr…
@nickgerli1 Mortgage apps number is brutal. With inventory climbing and rates stuck high, sellers are gonna have to get a lot more realistic on price.
@coreyganim @bot @elonmusk I did this with Claude the other day - didn’t want to use the API and have to pay separately. Worked out great!
@madebydia @grok @bot This has been my favorite thing. Being able to hand it over with confidence. And watch at the same time if necessary. Game changing. I spent so much of my time before just following pages and pages of instructions doing it myself.
Are you Agent Maxing? These simple constraints could be holding back your bot productivity. x.com/i/article/2110…
