Passed on one of the big data center financings. Tech risk, demand lots of issues. A major reason was the likelihood of LME in the future. Are the contracts entered valid or simply up for negotiation at a future date? Rule of law is being diminished every day. A bad path IMO.

Tahoe RE - great location, sold for $1.2 in 18. Pre 18 houses like this were available for $700k. Listed 120 days ago for $1.8, now $1.5m after 3 $100k price drops. Much higher inventory now. Could erase all post 18 gains.

I spoke to a large PE secondary fund manager. Does essentially no real due diligence on the accuracy of the marks. Only discount to NAV of “good managers”. Never seen a job for analysts looking at underlying of PC back leverage or LP loans. Running blind in a few areas.
