First time in US history there is a substantial amount of real estate that is functionally obsolete 70-100 year old buildings that cost way to much to renovate and bring up to code or reposition
Parking lots will be even more valuable once @elonmusk rolls out the robo taxi fleet.

Never hurts to over equitize a deal a deal. Can always build in good news money / earn outs. Hurts 2x worse having to do the inverse and inject funds into the project.
Equity Risk and Senior Debt are not the same. Often times a lot to like about a deal from a qualitative perspective, but some things can not be underwritten to especially in this market.
